Don’t Start Your Build Already Over Budget With Land Surveying Services

Don’t Start Your Build Already Over Budget With Land Surveying Services

byAlma Abell

Building and construction are expensive, which is why a lot of time and energy goes into the planning of a new project. You may think that you have it all figured out and budgeted for but the true professionals will tell you that with every build, you have to expect the unexpected. That is why one of the best ways to start off your project is to look into investing in land surveying services.

Why Should I Spend Even More Money at the Start?

You may think that spending money on land surveying services right before your build is unwise but you have to look at the long-term ramifications of ignoring preparation. Land surveying services allow you to take a deeper look at your property and all of the problems that may arise. These hidden issues are things that you don’t know about and will blow a hole in your perfect pre-planned budget.

Instead of waiting to be shocked by an issue during your build, allow yourself to plan ahead or change your plans to match the problems that will arise, which will save you a significant amount of money and cost in labor down the line.

What to Look for in a Good Surveying Team

One of the most crucial things for land surveying services is that they have the equipment to properly evaluate your build. They need tools that can look into the ground of your site and come up with 3D visuals to let you know what you can expect. Whether it is an unexpected pipeline, a cluster of tree roots, or any other miscellaneous surprise, you want to be aware of that in advance.

Don’t let your project become derailed because of a lack of preparation. Contact Rampa Land Surveying P.C., a local surveying company in your area, to spend a little today to save a whole lot tomorrow. You can also connect them on Facebook for more updates.

Macomb, New York Councilman Steve Burke took some time to speak with Wikinews about his campaign for the U.S. Democratic Party’s 2016 presidential nomination.

Burke, an insurance adjuster and farmer, was elected councilman in Brookhaven, New York in 1979. He left the town after being accused and found not guilty of bribery in the 1980s. Since 1987 he has served as Macomb councilman off-and-on and currently holds the post. From 1993 to 1996 and 1999 to 2002 he worked as chairman of the Democratic Party of St. Lawrence County, New York. Among his many political campaigns, Burke unsuccessfully sought the Democratic Party’s presidential nomination in 1992 and recently attempted to run for U.S. Congress in 2014 but too many of his ballot petition signatures were found invalid. Burke filed with the Federal Election Commission to run for president in the 2016 election on September 18, 2015 and has qualified for the first-in-the-nation New Hampshire Primary.

With Wikinews reporter William S. Saturn?, Burke discusses his political background, his 2016 presidential campaign, and his policy proposals.

English club Tottenham Hotspur dropped out of the UEFA Cup after a 2-2 draw at White Hart Lane against Spanish side Sevilla. Spurs lost the first game 2-1 in Spain, and the tie was enough to see Sevilla through 4-3 on aggregate.

Sevilla had a 2-0 lead after just eight minutes in London. Steed Malbranque scored an own goal after 3 minutes as he attempted to clear the ball off the line. The ball scuffed off the bottom of his boot and bobbled into the net. Former Tottenham player Freddie Kanoute then doubled the visitors lead only minutes later after he collected the ball, played a one two, and danced around keeper Paul Robinson. Before the end of the first half, Dimitar Berbatov struck the post off a hammered shot, but the score remained 2-0.

Tottenham struck back in the second half and substitute Jermain Defoe scored minutes after coming on to cut Sevilla’s lead. Just a minute later, Aaron Lennon tied the game, putting pressure on Sevilla. Two more chances emerged for Tottenham, one through defender Michael Dawson and Dimitar Berbatov, but neither where able to convert. With only stoppage time remaining, and Spurs in need of two goals to advance, frustration played out as Teemu Tainio was red carded for a dangerous challenge on Puerta.

Sevilla was one of three Spanish sides to advance to the semi-finals Thursday, and they will face Osasuna in the next round, guaranteeing there will be a Spanish club in the final. Tottenham have only the Premiership left to contend for now, as they look to book a European spot for next season against Wigan Athletic on the 15th.

Tips To Obtain Small Business Loans

Tips To Obtain Small Business Loans

Tips To Obtain Small Business Loans

by

MIKE SELVON

If you are interested in starting a small business, then you have to know about small business loans. There are many different ways to get funding for your new enterprise, as well as many different kinds of loans. Finding the one that is best for your enterprise can be a daunting task, but with the right information, it is not impossible.

Most banks do not want to loan money to someone who is starting a new enterprise. When trying to get a loan for a small business, collateral will probably be needed for the bank to approve the loan. Things such as cars, houses, land, or other hard assets will usually work for collateral. The bank will probably want to have an asset-backed borrowing transaction with business owners, rather than loaning money to a business based on inventory or other such methods. Having a co-signer is also an option for getting a loan from the bank, but make sure you trust the co-signer before trying this method. There is also another place that a loan can be borrowed from, which is the Small Business Administration. This is a government agency that invests in new, small businesses. In many cases, if a loan is borrowed from the SBA, then the SBA will pay back 90% of the loan if you default on it. Another place to try for a loan is through commercial finance companies or venture capitalists. When applying for small business loans, there are certain procedures that must be followed to increase the business owners’ chances of actually getting a loan. Every place you approach with the hope that they will finance your new enterprise will look at your financial projections, credit history and your character. If there is a personality conflict between you and the lender, then you probably will not get the loan. However, it is a good idea to try several different places until you find someone who gets along with you, so that you can get a small business loan. There are also little quirky things that can be done to make a better impression on loan officers. Dressing professionally, keeping a professional manner, and calling ahead of time for an appointment are usually necessary to get loans for small businesses. There are some other things that might increase your chances of getting a loan as well, such as being able to answer any questions about your business plan. Being over prepared is better than being under prepared. Hopefully, you now have a little more information about small business loans and how to get one. If you are trying to open a new business, then look at all the information out there and maybe consider talking to a loan officer about your business plan before applying for a loan. He or she can give you some sound business advice.

Canadian inspectors to test food ingredients from China

Saturday, April 28, 2007

The Canadian Food Inspection Agency (CFIA) has issued border alerts for specific protein ingredients, imported from China, that may be incorporated into products destined for human consumption.

Inspectors from the Canada Border Services Agency (CBSA) will hold products, such as wheat and corn gluten, as well as soy and rice proteins until they can be tested for melamine, the contaminant found to have sickened pets through its use in pet food. If determined to be free of melamine, the ingredients will be released to the intended recipient. Materials such as glutens and protein powders are used commonly in many forms of food products.

The CFIA said it was not acting on specific information, but rather taking a cautious approach to human protection. “That’s why we have the border lookout for the ingredient, so that we can proactively assess any potential that the product is contaminated,” Paul Mayers of the CFIA told CBC News.

Since the border alert for melamine is a new procedure, the government can’t be sure if the contaminant made it into the food chain previously. The CFIA acknowledged that the same Chinese company under suspicion in the tainted pet food affair had shipped wheat gluten to a Canadian company, which in turn used it in food for fish farms. Although the fish were subsequently eaten by people, the CFIA believes the health risk from such consumption would be low.

In related news, Canadian researchers at the University of Guelph believe they may have determined the mechanism of how melamine caused illness in cats and dogs.

Both cyanuric acid and melamine were found in urine samples from pets that died after consuming contaminated pet food. The two compounds react with one another to form crystals that may block kidney function, researchers at the university said. The researchers observed crystals formed in cat urine by the addition of melamine and cyanuric acid. The composition of these crystals matches those found in the urine of affected pets when compared by infrared spectroscopy (FTIR).

“You wouldn’t normally expect to find those compounds in pet food, and hence nobody was really looking for it,” said John Melichercik, director of analytical laboratory services. “It’s just another piece of the puzzle along the way in this particular pet-food issue.”

Original Story
 • “Hotel development proposal could displace Buffalo, NY business owners” — Wikinews, February 17, 2006

Saturday, March 4, 2006

Buffalo, New York —The Common Council requested on Tuesday that a picture be found on what many thought was the site of a previous hotel.

The Proposed Elmwood Village Hotel would be placed on the intersection of Elmwood and Forest. It was suspected by residents and business owners in the area that hotel once stood in the same spot.

The Elmwood Village hotel is a proposed development by Savarino Construction Services Corp. In order for the project to proceed, at least five buildings (1119-1121 Elmwood) would need to be demolished. All five houses are currently occupied by businesses and residents.

After some research, a freelance journalist writing for Wikinews was able to determine that there was never a hotel on the proposed Elmwood Village Hotel site. However; there was a temporary hotel located on the northeast corner of Elmwood and Forest.

Buffalo was the host of the Pan-American Exposition from May 1 until November 2, 1901. It was a fair designed to feature the latest in technology, including electricity. There was a midway, athletic events, and had African, Eskimo, and Mexican villages. However; what is likely the most famous event that took place at the exposition was the assassination of then President William McKinley on September 6, 1901. He was shot by Leon Czolgosz just outside the Temple of Music and died eight days later while in the home of John Milburn on Delaware Avenue in Buffalo. Just a short time later, Theodore Roosevelt was inaugurated on September 14, 1901 at the Wilcox House on Delaware Avenue in Buffalo. Nearly eight million people attended the exposition.

During that time several hotels and rooming houses were built around the exposition including The Elmwood at 717 Elmwood, the Hotel Elmhurst at Forest and Lincoln Parkway, Hotel Gibbs 1005-1021 Elmwood, the R. Palmerton Merritt at 441 Forest and The Norman at 422 Forest. None of these hotels or rooming houses exist today.

Probably the most famous hotel that was built during the exposition was the Statler’s Pan-American Hotel built by Ellsworth Milton Statler A freelance journalist writing for Wikinews has obtained the only known reproduction photo of the hotel [pictured at the top]. The hotel stood on the northeast corner of Elmwood and Forest Avenues in Buffalo, had 2,100 sleeping rooms and accommodations for 5,000. At the time, the Statler was the largest hotel [based on the number of rooms] ever constructed. It was also the largest temporary hotel. It was three stories high, plastered on the inside, made mostly of wood and was covered with ornamental staff on the outside, which made it semi-fireproof. Every room was an outside room and was well lighted and ventilated. It was located within one block of the exposition’s main entrance.

The Statler was built for only one thing, the exposition. Work began in 1900 and finished just before the beginning of the exposition. When the exposition ended in November, the hotel was taken down.

Maps from 1894 show that there was no hotel, let alone any buildings or houses on the intersection. However; research did show that the homes 1119-1121 Elmwood, the buildings that would be demolished to build the Elmwood Village Hotel, were built sometime before 1915 but were not on the intersection prior to 1902.

Based on research conducted at the Buffalo Historical Society, it was concluded that between the years of 1890 and 1902, no other major hotel existed in the area. In fact, research had shown that almost every hotel built in the area, existed only during the time of the exposition.

Research also indicated a hotel or a rooming house at 1089 Elmwood around 1901-1903. The only known name of the hotel was the John C. Hill Hotel. The hotel was in the house now called the Atwater House. The house was the first house to be built on the east side of the block.

The Atwater House is currently vacant and owner Pano Georgiadis wants to demolish it to expand his restaurant. The house was built by 1894 and the original owner and builder of the house is currently unknown. Its earliest known occupant was Edward Atwater who in 1862 founded the oil refinery company of Atwater & Hawes in Buffalo. The site of this company was recently uncovered in the Canal District during an archeological dig.

At the moment, current research does not show any connection between the two men.

The exposition was a commercial failure and what profit Statler did make on the hotel, went to build another temporary hotel for the 1904 St. Louis Exhibition. That hotel was successful and the profit made from it was used to build the first permanent Statler Hotel at 107 Delaware Avenue in Buffalo. The hotel is no longer in operation, but small offices are currently operating in parts of the building.

New method of displaying time patented

Saturday, October 14, 2006

An American inventor has patented a pair of new time formats with a footprint less than 50% of that of conventional four-digit time. The more unusual of the two new formats, called “TWELV”, dispenses with numerals altogether. In place of clock hands or digits, the new clock uses color to convey the hour and a moon image to convey the minute, which moon slowly grows throughout the course of an hour from a narrow crescent to a full-fledged circle.

The second and more approachable of the new formats retains numerical digits to indicate the minute but uses colors to convey the hour.

Early critics question whether the aesthetic benefits of the moon-clock will be sufficient to encourage users to learn the color-based time-telling system. However, the size advantages of the new system may make it particularly suitable for mobile applications, particularly cell phones, wearable computers, and head-mounted displays.

Real Estate Directory Packages

Successful SEO is about more than just keywords. You need backlinks, but those are difficult to get. You cannot expect other sites to just talk about you endlessly from day one, and you cannot assume that forums and other small time sites will work. You need to make an investment in the success of your real estate site if you expect it to grow and become profitable. This means purchasing one of the packages available with Real Estate 4, of which there are plenty. You can figure out which one works best for your budget and needs, purchase it, and then watch as your site benefits from the boost in traffic.

As stated, backlinks are necessary for site growth. These are essentially bridges between your site and others. When more sites are linking to you, you will appear to have more traffic, attention, and respect. This can help you to raise your standing in search results pages, making it easier for potential site visitors to find you. It is difficult to receive these backlinks naturally because of the large amount of sites out there from competitors, but that does not have to worry you because of the packages from Real Estate 4. The backlinks that you will receive are effective and reliable, and will make it a lot easier for you to attract more attention to your site.

You can choose the package based on amount of sites and price. Whether you just want the basic or you are looking to spend on the premium, there is going to be something available to you. The packages include a number of different directories, which you can see when looking through the packages, and your site will be listed with all of them. People visiting these sites will see you and you will be found more easily on search engines.

There is a level of personalization with the backlinks. You can choose the anchor text that will be listed, which will be a do follow link. This gives you the chance to make it your own a bit and not just your business name. If you are hoping to take advantage of this but worry that you may not fit, then no worries. A number of real estate related websites are acceptable, like blogs, so you should have no problem getting started. Just choose a package that fits you and start the process of getting listed.

Wikinews interviews Jim Hedges, U.S. Prohibition Party presidential candidate

Saturday, January 29, 2011

U.S. Prohibition Party presidential candidate Jim Hedges of Thompson Township, Pennsylvania took some time to answer a few questions about the Prohibition Party and his 2012 presidential campaign.

The Prohibition Party is the third oldest existing political party in the United States, having been established in 1869. It reached its height of popularity during the late 19th century. The party heavily supported the Eighteenth Amendment to the United States Constitution, which banned the sale of alcohol, and resulted in the US period known as Prohibition (1919–33). It was repealed in 1933. The party has declined since this period, but has continued to nominate candidates for the presidential election.

In 2003, the party split into two factions. Preacher Gene Amondson and perennial candidate Earl Dodge were nominated for the presidency by their respective factions. After Dodge’s death in 2007, the party reunified and named Amondson as its sole presidential nominee for 2008. During the election, Amondson was interviewed by Wikinews. He died in 2009, leaving an opening in the party for 2012.

Jim Hedges is a longtime Prohibition activist, who holds the distinction of the first individual of the 21st century (and the first since 1959) to be elected to a political office under the Prohibition Party banner. In 2001, he was elected as the Thompson Township tax assessor, and was re-elected to the post in 2005. He served until his term expired in 2010. Hedges declared his intent to run for the Prohibition Party presidential nomination on February 18, 2010. This marks his first run for the presidency.
