Usufructuary Mortgage: In this kind of mortgage the mortgagee has the possession of the property and is also entitled to receive income from rent, profit, interest and so on; as the repayment of the interest, until the mortgage deal is complete. This deal holds true only until the mortgagor repays the loan.

Simple Mortgage: As the name suggests, a simple mortgage is based on a simple principle. Unlike usufructuary and English mortgage, the mortgagor has the possession of his mortgaged property. A mutual agreement takes place between the mortgagor and mortgagee through which the mortgagor agrees to personally pay the loan back and agrees that in case he fails to pay back as per the contract; the mortgagee has the right to sell the mortgaged property for the payment of the mortgage-money.

Anomalous Mortgage: This type of mortgage is a combination of different types of loan mortgages. It is not a simple mortgage, it is a conditional mortgage.

Mortgage by Conditional Sale: There are certain conditions of a mortgage conditional sale as follows. 1. If the mortgagor fails to repay the loan money before the pre-decided day, the sale will becomes absolute. Or 2. The sale will become invalid. Or 3. The mortgagee will retransfer the property on condition of such repayment.

The naming rights for St James’ Park, the home ground of English football club Newcastle United F.C., are to be put up for sale. The club stated that the club would be “welcoming offers for the stadium naming rights next season”. The move was part of a new drive to “maximise its commercial revenues”, after the announcement that owner Mike Ashley was not selling the club, which had been up for sale since May 2009.

St James’ Park is the largest and oldest football stadium in North East England. Football had been played at St James’ Park since 1880, with Newcastle United using it as their home ground since their inception, in 1892. Despite Newcastle being in the second tier of football, St James Park is the third largest club football stadium in England, behind Old Trafford and the Emirates Stadium.

Naming rights is not unprecedented in English football, including the Premier League grounds the Britannia Stadium, DW Stadium, Emirates Stadium, KC Stadium and Reebok Stadium. Bookmakers Ladbrokes named sportswear company and current club sponsor Addidas favourites to secure the rights. In order to stop the move, BBC Radio Newcastle football commentator Mick Lowes suggested that the Newcastle United Supporters Trust‘s used part of its reported £25m funds to pay Ashley not to sell the rights.

Ex-Newcastle striker and local sports pundit Malcolm Macdonald said of the decision:

they thought they had got on the wrong side of the people of Tyneside then just wait and see what happens if they go through with their plans to re-name St James’ Park because there will be an almighty uproar and outcry. In an era of recession, there may be a need for Newcastle, in their own words, to “maximise their commercial revenues,” but if it comes at the expense of goodwill (what little there is left of it), hope and a sense of community, it would also come at a bitter, prohibitive, self-defeating cost.

There has been debate over the correct spelling and pronunciation of the stadium name, with differing accounts based on its meaning and origin. In 2008, the club insisted to the BBC programme Look North that the the correct spelling of the Stadium is St James’ Park, with no following ‘s’ after James’, because the stadium is not named as “the park of St James”, rather, it is named after the nearby St James Street, which predates the ground.

The announcement came on the same day as it announced Chris Hughton as the club’s permanent manager, and that owner Mike Ashley was taking the club off the market for a second time.

A Rhode Island district court has frozen all the US assets of the Palestinian Authority (PA), prompting Palestinian finance minister Salam Fayyad to request the aid of US Secretary of State Condoleezza Rice.

The frozen assets include US holdings in an investment fund worth $1.3 billion, which was used to finance economic development, and $30 million from the Palestinian Monetary Authority.

The ruling was passed upon the PA when they refused to compensate the relatives of a Jewish couple shot dead by members of Hamas in 1996.

US citizen Yaron Ungar and his wife Efrat were killed while returning from a wedding near the West Bank, when their car was shot at repeatedly, killing the couple. Three Hamas militants were jailed as a result.

A lawsuit was filed in 2000 against the Palestinian Authority, the PLO, Hamas, and Yasser Arafat in Rhode Island.

Yasser Arafat hired lawyer and former attorney general Ramsey Clark as his defense. In the case, Clark argued that the PA was a sovereign state, and that it deserved immunity from prosecution accorded to most countries. The court disagreed with this, and in 2004 they ruled that Palestine is not a state, and ordered them to pay the Ungars $116 million. A federal appeals court upheld the verdict in March.

The head of Washington’s PA office, Hasan Abdul Rahman said that his office had been “paralysed” by the verdict.

“It paralyzes the function of the office, and I think that is the intention of the plaintiffs.” he told Associated Press shortly after the decision, and called upon the US administration to intervene.

Companies in the United States are shedding more jobs, pushing the country’s unemployment rate to a 26-year high of 9.8%.

The US Labor Department said on Friday that employers cut 263,000 jobs in September, with companies in the service industries — including banks, restaurants and retailers — hit especially hard. This is the 21st consecutive month of job losses in the country.

The United States has now lost 7.2 million jobs since the recession officially began in December 2007. The new data has sparked fears that unemployment could threaten an economic recovery. Top US officials have warned that any recovery would be slow and uneven, and some have predicted the unemployment rate will top 10% before the situation improves.

“Continued household deleveraging and rising unemployment may weigh more on consumption than forecast, and accelerating corporate and commercial property defaults could slow the improvement in financial conditions,” read a report by the International Monetary Fund’s World Economic Outlook, predicting that unemployment will average 10.1% by next year and not go back down to five percent until 2014.

Mark Zandi, chief economist at Moody’s Economy.com, said that “it’s a very fragile and tentative recovery. Policy makers need to do more.”

“The number came in weaker than expected. We saw a lot of artificial involvement by the government to prop up the markets, and now that that is starting to end, the private sector isn’t yet showing signs of life,” said Kevin Caron, a market strategist for Stifel, Nicolaus & Co.

Also on Thursday, the US Commerce Department said factory orders fell for the first time in five months, dropping eight-tenths of a percent in August. Orders for durable goods — items intended to last several years (including everything from appliances to airliners) — fell 2.6%, the largest drop since January of this year.

The US government has been spending billions of dollars — part of a $787 billion stimulus package — to help spark economic growth. There have been some signs the economy is improving.

The Commerce Department said on Thursday that spending on home construction jumped in August for its biggest increase in 16 years. A real estate trade group, the National Association of Realtors, said pending sales of previously owned homes rose more than 12 percent in August, compared to August 2008.

A separate Commerce Department report said that consumer spending, which accounts for more than two-thirds of US economic activity, rose at its fastest pace in nearly eight years, jumping 1.3 percent in August.

Other reports have provided cause for concern. A banking industry trade group said Thursday the number of US consumers making late payments, or failing to make payments, on loans and credit cards is on the rise. A survey by a business group, the Institute for Supply Management, Thursday showed US manufacturing grew in September, but at a slower pace than in August when manufacturing increased for the first time in a year and a half.

Stock markets reacted negatively to the reports. The Dow Jones Industrial Average fell 41 points in early trading, reaching a level of 9467. This follows a drop of 203 points on Thursday, its largest loss in a single day since July. The London FTSE index fell 55 points, or 1.1%, to reach 4993 points by 15.00 local time.
